My house is five bedroom, three bath. I am looking to rent out one of the bedrooms for supplemental income. The rent for a 12x12 bedroom with laminate floor and vaulted ceilings with a walk in closet and private bathroom with stand up shower is $675 per month plus utilities, which is shared at 1 portion per person living in the house. Usually run about $80-95 a person per month at most. Plus internet. Room can accommodate up to two people max. $150/mo extra person
This is a 6 acre property with fenced areas for livestock, chickens, cats, and dogs. We have no tolerance for dog barking or pooping/ destruction.
Kitchen is available to use, but we can talk about your kitchen needs when we meet or over the phone ahead of time between my toddler and I we are in the kitchen for probably 20% of the day. We love to cook, and we are in there often. There’s plenty of storage space in the cabinet pantry for dry goods for you. And fridge space. Limited freezer space. Kitchen hours are 8:30 am until 11:00 pm.
Security deposit is $500-$1000 depending on credit score. First and last months rent due upon move in.
Work trade opportunity on the farm. If you offer three hours per week of ranch, horse, or yardwork, I can reduce the next month’s rent by $15 per hour.
We have a play structure for children, two toddlers here, on the weekends, one of which goes back to her other parents house during the weekdays. We have a large trampoline, water feature with pond and fish, gazebo with barbecue and seating with gas, fire pit, Many fruit trees that you may help yourself to fruit as they ripen during the summer and fall. If you need to rent the horse stalls for your livestock it will be extra $100 per month and you will be required to provide daily cleaning of the stalls , this will include turn out into a grassy field, but there is no shelter currently in the field. However, you may put one up if you would like. There is shade for most of the day from tall neighboring trees. It is charged with a hot electric fence. There is running water to the field you must clean the manure out of the field at least once per week. You will be responsible to reseed the field when you leave. If you have a horse there will be an additional $500 barn deposit. I do currently have room for goats, but you’ll have to do the infrastructure set up and maintenance. We have room in the barn for personal item storage, as well as tack and feed. This is essentially an equestrian property. We have two horses currently here now. One is a kids Pony, and if you have small children, they are more than welcome to ride (with my supervision of course)
This room for rent is for non-smokers only. We are 420 friendly, but absolutely no cigarettes allowed on the property at all. Tobacco vape is fine if it’s scented. I actually cannot even tolerate the smell of cigarettes on people’s clothing when they come into my house so it is genuinely for a true non cigarette smoker. I don’t care about vapes those don’t stink like cigarettes do.
I do work from home, so I am looking for a very quiet housemate. Since your bedroom would essentially be sharing a wall with my office it is imperative that you have quiet hours between 10 PM and 9 AM that is when I sleep and I’m a very light sleeper. I also have quiet hours in the main part of the home between 2:30 and 5:35 PM while my toddler has his daytime nap on weekend . No cooking between 11pm and 8:30 am.
There is ample parking all over the property. We have a huge gravel driveway, but unfortunately no covered garage or carport as of now.
Rent includes one day designated per person for you to do your laundry up to three loads per week.

$44 Background and credit check will be required as well as recent references for any housing in the last five years. Evictions that have been unpaid will automatically disqualify. Medical collections do not ban you from the rental and credit score is not looked at. Some convictions are disqualify able events others may not be so I encourage you to disclose all information to me upfront and I can let you know whether or not you would be able to be here.
Room available now!! Tenancy needs to begin upon acceptance of application, but if you need time to get out of your other place, I can hold the room for a $50/week non-vacancy fee. I do require a 12 month lease. If you do not want to commit to 12 months I can do a shorter lease but your rent will go up to by $50 per month. This is to account for vacancy after you move out as I do usually tend to screen peoples pretty thoroughly and since we are where the heck out In Sandy, that usually takes me 2 to 3 months to find a decent housemate.
We also have a strict visitor policy. We can discuss at interview/tour

Sidenote, the bedroom can be furnished if needed for an extra $50 a month and additional $750 damage deposit. It is a queen size purple mattress on a frame, some bookshelves, cabinets and table, top, rocking chair, glider with ottoman, etc..
